Average Inventory (3rd Q 2011 vs. 2010 and 2009)


Inventory levels have slightly decreased for single family homes indicating home sales could be catching up with the previously high levels of availability. Condominum/Townhome inventory was relatively uniform in Boulder and surrounding counties.

You can spend months analyzing real estate statistics and still remain baffled by some of the dynamics of the real estate market. Still, it can often be useful if you're buying or selling a home to spend some time looking at statistical data on the real estate market in your area. Stats can give you a sense of whether prices are rising or falling, what is happening in a community that you are interested in, and whether properties are selling quickly. They can also give you an objective basis for evaluating claims about whether you're in a buyer's market or a seller's market. But always remember that while statistics can provide some important information, they're historical data and not necessarily a prediction of the future.

Average Sold Price (3rd Q 2011 vs. 2010 and 2009)


The Average Sales Prices increased in Boulder, Broomfield and Lafayette over 3rd Quarter 2010. Condominium/Townhome Average Sales Prices were flat in most areas with increases in Lafayette and Louisville.

Median Sold Price (3rd Q 2011 vs. 2010 and 2009)

The median pricing of 3rd quarter sales for single family homes stayed fairly consistent, with increases in Boulder County with decreases in most other areas except Lafayette and the Plains. Condos/Townhomes saw increases in median pricing in Boulder, Lafayette, Superior and the Plains.


Quantity of Homes Sold (3rd Q 2011 vs. 2010 and 2009)


The number of homes sold have rebounded slightly, increasing in Boulder, Broomfield, Lafayette Louisville and Superior over 3rd Quarter 2010, Condominium/Townhome sales also increased slightly in the same areas.
